The Housing Market in Fall
No one knows exactly how the market will unfold this fall, but there are three likely scenarios based on current economic conditions.
The Slowdown
If global uncertainty continues and mortgage rates remain in the 6.5%–7% range, the fall market will likely stay sluggish. Buyer demand would remain low, homes could take longer to sell, and inventory may continue to build. Well-priced homes should still sell within the first couple of weeks, while overpriced listings are likely to sit. Home values would likely remain flat or soften slightly.
The Gradual Market
If economic conditions stabilize and mortgage rates settle into the low-to-mid 6% range, the market should continue moving, just at a slower pace. Sellers who price their homes based on today's market (Reviewing the past 90 days) should still see solid activity, while those chasing yesterday's prices may experience longer days on market.
The Rebound
If economic uncertainty eases and mortgage rates move back toward the low 6% range, buyer demand could return quickly. Many buyers aren't gone…they're simply waiting for improved affordability. As rates come down, more buyers are likely to re-enter the market. The catch is they'll all be coming back at roughly the same time, creating more competition for available homes.
No matter which scenario unfolds, one thing remains the same: pricing strategically from the start will be the biggest factor in attracting buyers and achieving the best possible outcome.

Is Now the Right Time to Buy or Sell?
Selling
If your home has been on the market for 60 days or more, the market has already started answering the pricing question. The next decision is whether to adjust now or risk falling further behind and “chasing the market.”
Recent sales tell a clear story: well-priced homes are still selling quickly, many within the first two weeks and close to asking price, while overpriced homes are sitting on the market. Buyers haven't disappeared; they're simply being more selective and price-conscious than they were earlier this year.
Buying
While today's mortgage rates remain higher than many buyers would like, buyers also have something they haven't had in quite some time: more inventory, less competition, and greater negotiating power.
Many buyers are waiting for rates to come down, but the moment they do, they're unlikely to be the only ones making a move. Lower rates will likely bring a wave of sidelined buyers back into the market, increasing competition and pushing prices higher.
If you're financially comfortable buying at today's rates, this market can offer opportunities to negotiate, and refinance later if rates decline. While no one can predict exactly where rates are headed, buying in a less competitive market can often outweigh waiting for the "perfect" interest rate.
